This home was really rundown when I bought it, but I immediately saw the potential for two rental units after we removed some interior walls.
On the main level we created a one-bedroom apartment with one and a half baths. I removed the drop ceiling in the living room and vaulted it all the way up to the roof joist. I also exposed a large brick wall to give it some added interest. We replaced all the windows and did a very small addition in the back to provide more space to the kitchen. Through the barn door there used to be an exterior door that we enclosed and provided a separate entrance for the basement.
Downstairs I added two bedrooms and a full bath. I also added a laundry room. It is a small space, but I rented the rooms out through Airbnb, and it worked out well. Lastly, I added a two-car garage in the back yard and created a loft space above. This property produced rental income over $4500.00 a month for two years. After showing its rental income track record it was sold for what was the highest cost per square foot at the time in Denver. It was a simple small project and one of my first.
